Maintain your Home and Save Money

When buying a home most people probably first think of the financial responsibility. Don’t let yourself forget, however, about the time and labour that home ownership also requires.

Just as there are many different home type from apartments to terrace houses, suburban homes and rural acreage, there are different jobs that each home type requires to reduce your chance of a large breakdown and hence a large bill when it happens. By staying on top of regular home maintenance tasks, you’ll avoid these costly repairs

If you search on the internet you’ll find many webpages that give you suggestions and lists of all your home maintenance tasks, however they are largely focussed on the American or European homes and weather conditions.

Here’s a home maintenance checklist that you can use to get the job done based on an Australian climate.  The list below is not exhaustive however will give you a good starting point to determine the types of tasks you need to be aware of for your home type.

Also if you don’t have the time or ability to complete all these tasks yourself think about getting a handyman or gardener to assist with checking and repairing these items.  It will still prove cheaper in the long run than major repairs.

Spring

  •        Clean and re stain any Decks
  •        Inspect exterior paint and touch up as needed
  •        Repair/replace damaged fly screens
  •        Inspect roof for damaged roof tiles
  •        Inspect roof cavity for leaks of damage
  •         Clean gutters.
  •         Prune/Weed Garden
  •        Check under the house for any dampness from winter that could lead to rising damp
  •        Check air conditioner – get serviced if required

 

Summer

  •         Inspect all drainage for potential problems (clogged downspouts, slow draining sinks, strange smells etc.)
  •         Inspect for insect activity (termites, ants, wasps, etc.) Get professional pest controller if required
  •         Keep on top of weeds by continued weeding and mulching. Mulching also saves water usage in the hotter months.
  •         Inspect overhead wires and relationship to trees
  •         Inspect paths, terraces, and patios
  •         Inspect shades and awnings for damage of looseness
  •         Check any fences or gates for damage
  •         Check retaining walls for any cracks or movement that may indicate drainage failure behind
  •         Replace batteries in smoke detectors
  •         Ensure Garden/yard is tidy and all outdoor furniture/ umbrella’s  are secure in case of thunderstorms etc

 

Autumn

  •          Prune Garden
  •         Check windows and doors for any damage or gaps to reduce warmth leaving the home in winter
  •         Mulch Garden
  •        Clean and repair all garden tools, sharpen spades, mower blades etc

 

Winter
